Welcome home to a new and improved type of apartment community. Green Leaf Apartments, located in the heart of Bountiful at 453 W. 1500 South, is taking a unique approach to apartment living by incorpo-
rating green technologies for the good of residents and the environment alike.
The innovative approach began in 2008, when Green Leaf Partners purchased the 137-unit property. Green Leaf Partners brings the same environmental design goals to every one of their properties.
Those goals include:
- Keep the environment clean.
- Reduce the portfolio’s energy and water consumption.
- Reduce residents’ utility expenses.
- Enhance investment returns by reducing operational expenses.
Green Leaf Partners applied these concepts to the Bountiful property through a massive $250,000 investment to give the community a huge facelift. The crown jewel of that effort is the brand-new community clubhouse, which just opened its doors.
Visitors to the new club house will immediately notice that the roof is covered with new solar panels to help reduce energy. Inside the clubhouse features the main office, lounge, kitchen and gym. Behind the clubhouse, visitors will find a private pool area great for warm summer days.
Beyond the solar panels, other environmental features of the clubhouse include sustainable materials, dual-flush toilets, low-flow water fixtures, high efficiency lighting, forced-air solar hot water heating system and solar-heated pool equipment.
“It is a clean, family friendly community room for our employees to work out of and residents to enjoy,” says Mike O’Neil, the head of operations and construction for Green Leaf. “It also offers a fitness center, business center and multimedia entertainment options for our residents mostly powered by the sun.”
Residents at Green Leaf at Bountiful can choose from several types of floor plans. All apartments come with two bedrooms, full kitchen and a private balcony for barbecuing or lounging in the evenings or weekends.
In addition to the new clubhouse, other highlights of the apartment community include beautiful full-grown trees, a community picnic area, covered off-street parking, acres of grass for playing with your kids and much more.
Green Leaf Partners is a northern-California-based company founded in 2006 as an affiliate of K. Wayne Rice and Associates, Inc. A little over three years ago, the managing principals of the company, Michael O’Neil, Thomas A. Hall and K.Wayne Rice, CCIM, decided to make a long-term commitment to building an environmentally friendly and affordable brand of apartment complexes. In that strategic session in 2006, the name Green Leaf Apartments was created.
The group soon executed on their plan by acquiring over 1,200 units that they implemented their environmental renovation plan on.
